INSULATION

GreenGuard Approved Children and Schools Certified insulation by Guardian Building Products with no greater than 1/100 OSHA exposure limits. 

Indoor Air Quality Certified insulation certified by the GreenGuard Environmental Institute that can reduce indoor air contaminants and promote a cleaner and safer indoor environment.

Application of Insulated Concrete Forms (ICF) for protection from erratic moisture changes and freeze-thaw cycles. ICFs also slows the impact of the sun’s heat during the day and cools slowly during the evening.

Exclusive use of SPF spray foam insulation is used on all building exterior walls. Closed Cell Bio-Insulation has the highest R-value per inch, improves indoor air quality with excellent thermal and insulation efficiency, helps control moisture and condensation, eliminates wind washing, and reduces noise from outside.

SPF helps conserve energy, reducing CO2 emissions, contains no formaldehyde or ozone depleting substances, and contributes to the Leadership in Energy and Environmental Design credits for sustainable, green construction. LEED is an internationally recognized green building certification system.

WINDOWS

Exclusive use of energy efficient, Low E (low emissivity), Argon gas-filled insulated glass windows with UV absorbers that work primarily by reflecting heat energy which would otherwise be wasted back into the respective room.

Heat energy is comprised of long and short wave radiation. Low-emissivity windows help reflect the long wave heat energy back towards its source. The primary purpose of Low-E glass is to improve the insulating value (U-value).

Energy efficient windows work to lower conduction and convection, reducing air movement patterns which accelerate heat loss.

WINDOWS AND DOOR SEALANT

Use of insulating expanding-sealant around all window/door cavities and control joints.

Flexible sealant permits expansion and contraction to provide real insulation value which complements the energy efficiency of the window or door, and offers much greater insulating value than chinked fiberglass or caulk.

EXTERIOR DOORS

Energy Star Qualified and National Fenestration Rating Council Certified (NFRC) Jeld-Wen® exterior security doors with a U-Factor of 0.16 and a Solar Heat Gain Coefficient (SHGC) of 0.00.

The Solar Heat Gain Coefficient means the amount of sunlight passing through a door as heat. The lower the number, the more efficient the door.

EXTERIOR INSULATION

Energy Star Qualified use of FOAMULAR ® Extruded Polystyrene Insulating Sheathing (IS). Zero Ozone Depletion formula and Green Approved by the National Association of Home Builders (NAHB) Research Center.

EXTERIOR SEALANT

Use of low VOC 100 g/L (0.84 lbs/gal) compliant BASF ThoroCoat® water-based coating for above-grade masonry.

This waterproofs, seals, and protects building exteriors while allowing them to breathe to allow entrapped moisture to escape, to avoid blistering.

GLUES AND ADHESIVES

Use of Titebond® GreenChoice solvent-free adhesives and chalks with VOC-Compliant formulas containing no ozone depleting chemicals, are non-toxic and nonflammable.

WATER APPLICATIONS

Exclusive use of dual-flush toilets with a 1.6/0.8 GPF (gallon per flush) which minimizes water waste with an environmentally friendly and cost effective low-flush system.

Dual Flush system:

1.6/0.8 gpf = 7,000 gallons/year.

Single Flush system:

1.6 gpf = 11,680 gallons/year.

PLUMBING SYSTEM

Design of an advanced plumbing system throughout the structure with optimized and centralized plumbing runs, utilizing stacked and cluster plumbing walls. Plumbing zones are stacked and consolidated to allow shorter mechanical runs for cost and energy efficiency.

LIGHTING

Exclusive use of whole-unit integrated LED lights. LED stands for "light-emitting diode" which is the most energy-efficient, cleanest and most eco-friendly way of illumination that produces almost no heat in comparison to incandescent and fluorescent lights. LED's have a life span of up to 60,000 hours compared to 1,500 hours for incandescent bulbs.

All recessed ceiling lighting throughout units meets the requirements of the International Energy Conservation Code (IECC), and standards of the California Title 24 and Washington State Energy Code (ASTM E283).

FLOORING

Use of Safecoat Polyureseal BP, a water-based floor finish that is free of formaldehyde and Hazardous Air Pollutants (HAPs), with a significantly low VOC rating.

All wood flooring is certified by The Forest Stewardship Council lead by the Sustainable Forestry Initiative.

PAINT

Use of Benjamin Moore® brand paints with the GreenPromise® designation. GreenPromise® designation paints use sustainable raw materials, like soy and sunflower oil, with reduced amounts of solvents in the formulations, which meet the highest green coating standards and are MPI Green Performance Certified.

ROOFTOP COATING

Rooftop sealed and coated with a water-based Fibred Aluminium Roof Coating, a metallic reflective silver coating with a Total Solar Reflectivity (TSR) of 90%, compared to a white rooftop achieving 65% TSR.

CONSTRUCTION

Enforcement of an on-site recycling program during excavation and construction with contractors and suppliers. Use of "double-washed" 1.0" crushed stone in gangways and along the exterior masonry foundation with below-grade filter membranes for unimpeded and permeable water drainage.

COUNTERTOPS

Exclusive use of environmentally friendly quartz countertops. Quartz is radon and radiation-free, and has no harmful effect on indoor air quality. Our quartz is certified by GreenGuard and the National Sanitation Foundation (NSF) for use in food preparation areas.

MECHANICALS

Energy Star Qualified High-Efficiency Power-Vent water heaters with a thermal efficiency rating of 227 therms/year. Meets California and Texas Code approvals for low NOX emissions.

Energy Star Qualified flame modulated natural gas forced-air furnaces with 92.1 Annual Fuel Utilization Efficiency (AFUE) Rating. Efficiency Rating Certified by GAMA and the AHRI.

Energy Star Qualified Honeywell® whole-unit humidifiers. Exclusive AGION® humidifier pads with an anti-microbial coating which helps inhibit the growth of micro-organisms and is tested as per ARI standard 610. Maintaining perfect humidity in your home helps you to save energy on heating and cooling.

Energy-efficient air-compressors. AHRI Certified with a Seasonal Energy Efficiency Ratio (SEER) of 13.0.

WASHERS/DRYERS

Energy Star Qualified and CEE Tier III Rated Washers and Dryers with IntelliFill® automatic water level sensor and IntelliTemp® automatic temperature control.

APPLIANCES
